As a Facilities Maintenance Technician, you will have overall responsibility for maintaining client facilities located in Calgary and the greater Calgary area. Working closely with the Facilities Management and Operations (FMO) Project Manager and the broader team, you will plan and execute responsive and planned maintenance in alignment with contract requirements. This includes maintaining safe conditions inside and outside the facilities, performing minor plumbing and electrical repairs, overseeing subcontractor safety, and conducting mechanical inspections and equipment maintenance using FMO strategies to ensure continued operation. Duties and responsibilities include but are not limited to: Performs basic tours and log readings Performs duties related to cleaning, painting, garbage removal, snow removal, HVAC, plumbing, and other mechanical duties Establishes methods to meet work schedules and coordinates work activities with other subcontractors; supervises sub-contractors and assists them as required; verifies that required work is completed and reports any deficiencies with proposed remedial actions Responds to tenant requests promptly and safely Complies with the Company's code of conduct, health and safety policies, and work practices at all times; prioritizes safety in all tasks Regularly communicates health, safety and environmental issues or concerns with other staff, sub-contractors and clients Builds and maintains client and supplier/vendor relationships to enhance competitiveness in the industry Assists in developing and implementing quality control programs Prepares progress reports and issues progress schedules to clients Requests/purchase of materials and supplies Ensure building equipment, utilities and surrounding property are in good condition and running effectively Responding to service requests, perform troubleshooting or repairs to resolve conditions on building systems that include: HVACR, door systems, controls, automations, electrical, elevators and lifting systems, lighting, plumbing, fire detection and suppression, generators, life safety systems, security and access control and building envelope – escalate to Maintenance Team Lead when beyond their qualifications Supporting contract requirements for roads and grounds within site, utilities, fencing and gates within the property boundary Performing Preventive Maintenance and Corrective Maintenance of all contract assets Reporting actions required, actions taken and follow up requirements along with completion notice for all assigned work orders Other duties as assigned COMPETENCY REQUIREMENTS Change Orientation (openness to change and the ability to identify when it is needed and to make it happen) Communicates Effectively (verbally and in writing) Continuous Learning (ongoing effort to learn and contribute to the learnings of others) Customer Focus (understands the needs and perspectives of both internal and external customers) Holds Self and Others Accountable (takes personal responsibility to meet commitments) Teamwork and Collaboration (works cooperatively and collaboratively with others) Values and Respects Others (encourages and supports diversity) EDUCATION REQUIREMENTS High school diploma or equivalent; currently working towards Class 5 Power Engineering Certification Class 5 or Class 4 Power Engineering Certification considered a plus Trade apprenticeship or training in plumbing, HVAC or electrical systems considered an asset WORK EXPERIENCE REQUIREMENTS 2 plus years of experience in facilities maintenance SKILLS, ABILITIES, AND OTHER REQUIREMENTS Ability to maintain, troubleshoot and repair mechanical and electrical building systems and equipment Ability to use computers, tablets, smartphones and related technology efficiently; adept in handling work orders through mobile applications including MS Office 365 Maintains a professional demeanor with clients, fellow employees Clean Class 5 AB Driver’s License. Practices responsible driving and performs basic upkeep of the assigned vehicle.
