Job description
The Handyman/Porter plays an essential role in keeping our residential property clean, safe, well-maintained, and welcoming . This position combines building maintenance, custodial services, apartment turnover, and resident support , making it an ideal opportunity for a hands-on professional who takes pride in their work. You will work closely with the property management and maintenance teams to maintain common areas, residential units, building systems, and exterior spaces while responding to day-to-day maintenance needs. The ideal candidate is reliable, proactive, detail-oriented, and service-focused , with a strong interest in building maintenance and property operations. Responsibilities and Duties Maintain the cleanliness, appearance, and overall condition of common areas, including hallways, lobbies, stairwells, restrooms, and amenity spaces. Sweep, mop, vacuum, dust, and remove trash and recycling throughout the property. Keep entrances, sidewalks, parking areas, and exterior grounds clean, safe, and free of debris. Conduct routine property inspections to identify maintenance, cleanliness, and safety concerns. Respond promptly to work orders, resident requests, and emergency maintenance needs. Perform minor plumbing, electrical, carpentry, painting, and general building repairs within the scope of the position. Replace light bulbs, air filters, locks, smoke detector batteries, and other routine building components. Use common hand and power tools to complete maintenance and repair tasks safely and efficiently. Prepare vacant apartments for new residents, including cleaning, minor repairs, touch-ups, and other move-in preparation. Inspect appliances and assigned building equipment to ensure proper operation and report issues when necessary. Maintain janitorial supplies, trash receptacles, and assigned building equipment. Assist with basic upkeep of building systems and equipment, including sprinkler-related areas, as assigned. Coordinate with contractors and vendors by reporting maintenance concerns and monitoring repair work when requested. Respond quickly to spills, hazards, and other conditions that may affect resident or employee safety. Follow all company policies, building procedures, health and safety regulations, and emergency protocols. Provide professional, courteous, and responsive service to residents, guests, vendors, and building staff. Perform additional maintenance, porter, and property-related duties as assigned by management. High school diploma or GED preferred. Previous experience in building maintenance, property maintenance, handyman, porter, janitorial, custodial, or facilities work preferred. Basic knowledge of plumbing, electrical, carpentry, painting, and general building repairs . Experience using common hand and power tools and commercial cleaning equipment. Ability to troubleshoot basic maintenance issues and complete routine repairs safely and efficiently. Strong attention to detail and pride in maintaining a clean, safe, and professional property. Excellent communication and customer service skills. Ability to interact professionally with residents, vendors, contractors, and property management. Ability to work independently while also being a strong team player. Ability to stand, walk, bend, kneel, climb stairs, and lift up to 40 pounds throughout the workday. Flexible availability, including weekends and evenings when required. Must be dependable, punctual, professional, and willing to take initiative. Must wear the company-issued uniform and maintain a professional appearance.
