Mortgage Processor - Charlotte

Job description

Own the Process. Earn Like You Matter. Most mortgage companies treat processors like back-office support. At Griffin Funding, you're the operator who makes million-dollar deals close, and you're paid like it. What You'll Actually Make Our processors fund 15-20 Non-QM loans per month and earn $3,750–$5,000 in bonuses on top of their base salary. Strong performers consistently earn $10,000+ per month. Your bonus isn't just volume. It's tied to pull-through, borrower experience, and five-star reviews. Clean execution pays. What Makes This Role Different You're not a document collector. You're pre-underwriting every file before submission. You're catching guideline conflicts, income calculation errors, and property issues before underwriting does. You're thinking two steps ahead on every loan. You handle complexity that most processors never see. Bank statement income. P&L programs. DSCR investor loans. Multiple property scenarios. Self-employed borrowers with variable comp. This isn't cookie-cutter Fannie Mae processing. You're building real expertise. Your opinion matters. When a loan officer brings you a marginal deal, you're the one who tells them if it works or not. You know the guidelines. You know what underwriting will flag. You're a strategic partner. What We're Looking For Experience that counts. 2+ years of processing residential loans in NON-QM Loans, specifically DSCR & Bank Statement loans within the past 2 years. You've worked in an LOS, you can read a credit report in 60 seconds, and you know the difference between program guidelines and investor overlays. You pre-underwrite in your sleep. You catch DTI errors before they become conditions. You spot income calculation mistakes in the application. You know when an appraisal will come in, short before it's even ordered. You review files the way underwriters think. You calculate complex income correctly. Self-employed? You're pulling 1040s, Schedules C, K-1s, and depreciation addbacks. Variable comp? You're averaging it correctly and documenting the stability. Bank statements? You're applying the right percentage and structuring it according to the guidelines. Rental income? You know when to use actuals vs. market rent and which investor accepts what. You solve problems, not create them. When something's missing, you find it. When guidelines conflict, you figure it out. When underwriting pushes back, you know if they're right or if you need to resubmit with clarification. You communicate like a professional. Borrowers aren't confused by your requests. Loan officers aren't chasing you for updates. You explain what you need, why you need it, and when it's due. You want to get better. You're not here to process the same file 1,000 times. You want to learn DSCR. You want to master Non-QM overlays. You want to become the processor that loan officers fight to work with because you make their deals close. Why Processors Stay at Griffin Non-QM expertise builds your resume. Most processors never touch investor products, complex income scenarios, or Non-QM programs. Here, it's your daily work. You're becoming the processor other companies will pay a premium for. Performance-based pay that's actually fair. Your bonus is tied to funded volume, pull-through rate, and borrower reviews. Close clean files, keep deals moving, deliver great experiences get paid accordingly. Systems that don't fight you. Organized pipelines. Dedicated support for title, appraisal, and conditions tracking. Technology that actually helps. You spend your time processing, not fixing broken workflows. Advancement built into the structure. A culture that respects execution. Loan officers know they don't close without you. Leadership knows you're the quality control between a submitted file and a funded loan. Borrowers leave five-star reviews because you kept them informed and made it smooth. Your work is visible, valued, and compensated accordingly. What We Expect From Day One You take ownership.
