Senior Counsel - Real Estate

Job description

**Who we are** Atoms is building the machines that power the next era of progress. Over the last decade, software has transformed the digital world. But the physical world, where food is made, minerals are mined, goods are moved, and industries are run, remains far less intelligent, far less efficient, and far more constrained. We’re changing that. Atoms builds Physical AI — real-world robots for the industries that move civilization forward, starting with food, mining, and transport. Our systems are designed to understand, predict, and control the real world with precision, turning complex physical operations into something more reliable, more scalable, and more productive. This work requires more than robotics. It requires deep integration across hardware, software, AI, operations, manufacturing, and real estate. We don’t just build machines in a lab. We deploy them into real environments, operate them, learn from them, and improve them until they work at scale. We are roboticists, engineers, operators, and builders. We believe the next great technology companies will not only transform information, but the physical systems that shape everyday life. If you want to work on hard problems with real-world impact, join us. **What you’ll do** - **Own real estate deals end to end:** Draft, negotiate, and close leases, purchase and sale agreements, and ground leases from LOI through closing, running the large majority of each deal yourself. - **Support our food and facility footprint:** Handle the leasing, acquisitions, and build-outs behind the kitchen and food production facilities that power our food businesses. - **Build out Smart Infrastructure:** Paper the land acquisitions, ground leases, build-to-suit agreements, and power upgrades behind charging depots for autonomous and electric fleets, often on deals that don’t have a template yet. - **Support mining and autonomy:** Handle leases and commercial agreements for Pronto, our autonomous haulage business, working closely with that team. - **Advise on development and land use:** Work through construction contracts, easements, entitlements, zoning, and utility interconnection alongside our real estate development and government relations teams. - **Partner with the business:** Sit close to the acquisitions, development, and finance teams, translating legal risk into clear commercial calls that keep deals moving. - **Build the playbook:** Create the templates, standard positions, and processes that let a small legal team close a high volume of deals quickly, and pick up adjacent commercial agreements as the business needs them. **What we’re looking for** - You bring a J.D. from an accredited law school and active bar membership in at least one U.S. jurisdiction. California bar admission is strongly preferred. - You have 6+ years of real estate transactional experience, built on a strong law firm foundation of complex, demanding deals. In-house experience at a company that owns or operates its footprint is a plus. - You have run leases and purchase and sale agreements from first draft through close with little oversight, and you know where the real risk sits in the document. - You have worked on development, construction, land use, or entitlements, or bring real estate experience in energy, EV charging, mining, or data centers. Depth in more than one is a strong plus. - You bring sharp judgment and a business-first mindset, translating complex legal issues into clear guidance for non-lawyers and knowing when a deal needs more eyes. - You thrive in a fast-paced, entrepreneurial environment and move quickly without losing rigor. **Why join us** At Atoms, you’ll work on one of the defining challenges of our time — bringing automation into the physical world to drive real, lasting impact. We exist to uncover valuable unknown truths and turn them into progress, which means constantly pushing beyond what’s known and building what doesn’t yet exist. The work is ambitious and often challenging, but it’s grounded in a shared sense of purpose and a team committed to seeing it through together. Our work only matters if it serves others, and we know that meaningful progress depends on the trust of the people we serve and the strength of our team, so we invest in both, creating an environment where you can do your best work and grow. **What else you need to know** This role can be based in our Los Angeles or San Francisco office locations. As a company driven by innovation and continuous change, close collaboration is essential. We’re constantly reimagining our industry, creating new products, and refining our processes, and we do our best work together. That’s why all of our office-based teams work onsite, five days a week. The base salary range for this role is **$195,000 - $250,000 per year.** Actual compensation will be determined on an individual basis and may vary depending on experience, skills, and qualifications. Base salary is just one part of your total rewards package. You may also be eligible for equity awards and an annual performance-based bonus. **Benefits Summary (USA Full-Time Exempt Employees):** - Medical, dental, and vision insurance (multiple plans, incl. HSA options). - Company-paid life and disability insurance (short- and long-term). - Voluntary insurance: accident, critical illness, hospital indemnity. - Optional supplemental life insurance for self, spouse, and children. - Pet insurance discount. - 401(k). - Health Savings Account (HSA) - Flexible Spending Accounts (Healthcare, Dependent Care, Commuter) - Time Off policies: - Discretionary vacation days - 8 paid holidays per year - Paid sick time - Paid Bereavement leave - Paid Parental Leave Benefits are subject to change at the company's discretion. Atoms accepts applications on an ongoing basis. **Ready to join us as we serve those who serve others?** *#LI-Onsite*
