The Estimating Team of Michael Kinder & Sons is focused on preparing detailed estimates and proposals for hard bid and negotiated projects ranging from $1M to $100MM. Projects from multiple industries, including universities to restaurants to industrial to nonprofit, etc., may include conceptional, schematic, design development, and construction document estimates. Education reimbursement for employees Business expenses and mileage reimbursement Leadership and Career Growth Opportunity YOUR EXPECTATIONS INTERPRET DESIGNS | ACCURATE HARD NUMBERS | EDUCATE OWNERS GENERAL CONDITIONS Lead Final Review of Contract Documents, General Requirements, and Scope Identify Risks, Clarifications, Assumptions, and Exclusions Prior to Submission Ensure Compliance with Procurement and Contracting Requirements FINAL ESTIMATE & BID SUBMISSION Assign Scope Packages and Responsibilities to Estimating Team Members Review Pricing, Quantities, and Scope Coverage for Accuracy and Completeness Compile, Finalize, and Submit Project Estimates and Bid Packages CLIENT, VENDOR & INDUSTRY RELATIONSHIPS Maintain Professional Communication with Clients, Architects, and Trade Partners Develop Strong Relationships with Subcontractors and Vendors Support Preconstruction and Business Development Efforts QUANTITY TAKEOFF & COST ESTIMATING Perform Detailed Digital Quantity Takeoffs and Cost Analysis Develop Accurate Budget, GMP, and Hard Bid Estimates Analyze Drawings, Specifications, and Existing Conditions SELF-PERFORM WORK & MATERIAL PRICING Solicit and Evaluate Current Material and Equipment Pricing Develop Accurate Self-Perform Cost Estimates and Production Rates Identify Cost-Saving Opportunities and Constructability Improvements SUBCONTRACTOR PRICING & PROCUREMENT Manage Bid Invitations and Subcontractor Solicitation Efforts Evaluate Scope Coverage and Level Pricing Across Trade Partners Review Pricing, Qualifications, and Value Engineering Opportunities PRECONSTRUCTION LEADERSHIP Mentor and Support Estimators and Junior Team Members Lead Internal Estimate Reviews and Strategy Discussions Participate in Client Presentations and Preconstruction Meetings CONTINUOUS IMPROVEMENT & ANALYTICS Analyze Historical Cost Data to Improve Estimating Accuracy Maintain Estimating Databases, Assemblies, and Cost Libraries Drive Continuous Improvement of Departmental Processes and SOPs The above job description is general in nature and may not identify all the duties/functions required to complete the day-to-day interior design tasks. NECESSARY QUALIFICATIONS Minimum Education | bachelor’s degree in an accredited Construction Management or Civil Engineering Program Minimum Working Experience Commercial Construction | 8 years Estimating Software | 5 years Estimating Experience | 5 years Excellent writing, organizational and computer skills (MS Excel, MS Word) Required in-depth knowledge of plans and specifications on various construction project types.
