Key Responsibilities
Lease / Property Accounting
- Read and interpret lease documents and purchase agreements, and determine the appropriate action needed
- Calculate and communicate rent increases and prorations with landlords
- Upload lease and legal documents into Sage Intaact, and review data abstraction for accuracy; coordinate and follow through on any needed corrections
- Upload monthly rent bills into Sage Intacct accounting system
- Review annual CAM reconciliations prepared by landlords and ensure adequate supporting documentation is provided; work with landlords to resolve questions and update recurring bills as needed
- Upload rent payment files into Sage Intacct
- Review and process monthly rent payments through the Wells Fargo CEO ACH portal
- Track and review upcoming property tax payments, request payment approvals, and process online property tax payments to ensure timely payment
- Identify, recognize, and communicate changes that may impact lease accounting
- Communicate regularly with landlords via phone and email, both proactively and in response to inquiries or issues
- Perform other general accounting duties as assigned
Month-End Close / Year-End
- Prepare monthly accruals as needed, including rent, CAM, property taxes, and related items
- Prepare monthly balance sheet reconciliations
- Prepare rent trending analysis to identify potential issues and explain monthly variances
- Prepare audit support schedules and respond to audit requests
Requirements
- Bachelor’s degree in Accounting, Finance, or a related field
- At least 2–4 years of relevant accounting experience, preferably in property accounting, lease accounting, real estate accounting, or general accounting
- Strong understanding of lease administration, rent escalations, prorations, CAM reconciliations, and property tax processing
- Experience with month-end close activities, including accruals, balance sheet reconciliations, variance analysis, and audit support
- Ability to read and interpret lease agreements, legal documents, and purchase agreements accurately
- Experience using accounting systems and lease/property management platforms such as Sage Intacct or similar systems
- Familiarity with ACH payment processing, banking portals, and online payment platforms is preferred
- Strong analytical and problem-solving skills, with the ability to identify discrepancies and recommend corrective action
